The neighborhoods of Hale, Page and Diamond Lake (HPDL) represent an “unsung jewel” of South Minneapolis.  The HPDL neighborhoods boast outstanding residential areas with easy access to commercial and recreational areas in the metro area.  Natural amenities grace our neighborhood with its many parks, green spaces and bodies of water, including Diamond Lake, Minnehaha Creek—with its paths and trails and Lake Nokomis. HPDL has two excellent schools: one Minneapolis public elementary school (Hale) and one K-8 parochial school (Our Lady of Peace).   This community offers an upscale grocery market, restaurants that range from fine dining to family Italian, a coffee bistro, and many more that offer quality and convenience.  a

The city of Minneapolis charter was signed under an elm tree on the Charles Hoag property on Clinton Avenue South and there are several other historic houses in the neighborhood, including the Foshay House that once looked out onto Pearl Lake, now Pearl Park. 

Housing Styles and Types

Among the 4,303 households in HPDL, 94% are single-family homes.   Housing styles range from early 1900 two-story colonial and Tudors to 1950’s Ramblers.  


Public Schools:

  • Hale School Elementary (K-4) is located at 1220 E 54th Street. The school is the educational center of the neighborhood – an English Language Learners school with a focus on music and art.

Home Purchase/Home Improvement Incentives

Hale, Page and Diamond Lake Community Association offers three home improvement loan programs.

  • A 3% interest loan is available from $500 to $5000 with a 5 year term.
  • An accessibility 0% interest deferred loan is available from $2000 to $7500 to assist seniors and others with long term accessibility needs.
  • An emergency 0% interest deferred loan is available from $500 to $5000.

Getting Involved

  • There are many organizations with which residents and business owners can become involved.  
  • The Hale, Page and Diamond Lake Community Association (HPDL), which began in 1991 coordinates many events, activities, projects and programs in the community.  This community association creates a community newsletter, organizes events that attract up to 3,000 people, and works on crime prevention activities, housing programs, and environmental activities.  Visit hpdl.org for more information.
