CityLiving Home Improvement Deferred Payment LoansMaximum loan amount is $25,000. Income restrictions apply, see website for details. The loan is secured with a mortgage at zero percent (0%) interest. Loan repayment is deferred until the borrower sells, transfers title, or no longer lives in the property. Depending on funding sources available, the loan may be due in 30 years. Basic and necessary improvements that directly affect the safety, habitability, energy efficiency, and accessibility of your home are eligible. Correction of lead-based paint hazards is required. For more information, contact: Community Neighborhood Housing Services Minnesota Housing Fix Up Fund LoanDescription: This is a home improvement loan for a maximum of $35,000 and a maximum term of 20 years, with a fixed rate for the term of the loan. Please contact the HousingResource Center for the current interest rate. The Fix Up Fund loan is available to credit worthy owner-occupied single-family homes, duplexes, triplexes and fourplexes. The maximum income to qualify for the loan is $89,000, and most home improvements qualify except for luxury items, such as swimming pools. This is a program of the Minnesota Housing. For more information, contact: Minnesota Housing Rehabilitation LoanDescription: This loan is a 0% interest, 30-year loan for financing up to $15,000 for permanent repairs to the home. The loan is deferred so homeowners have no interest or monthly payments. Eligible homeowners must have incomes at 30% area median, and eligible properties include single-family homes, duplexes and manufactured housing taxed as real or personal property. In addition, homeowners with a disability and/or lead abatement issues can qualify for a maximum loan of $20,000. This is a program of the Minnesota Housing. For more information, contact: Rondo Community Land Trust—Homebuyer Initiated Program (HIP) Rehab Grant Description: HIP is a homeownership program for low-to-moderate income households offered by the Rondo Community Land Trust. Through HIP, participating households receive two grants, each for up to $25,000, to help them purchase and then rehab a home that is available on the open real estate market in Ramsey County. The grants are used to reduce the amount a household needs to purchase a home, and to ensure that the home purchased is structurally and mechanically safe and sound. HIP provides grant funding of up to $25,000 for families and individuals to fix-up the houses they purchase through HIP. The grant is intended to ensure that HIP houses are decent, safe and mechanically and structurally sound. Rehab grant funds could be used for things like a new roof, a new furnace, and plumbing and electrical updates. The HIP Rehab Grant takes care of major repair and maintenance issues that are present at the time of purchase.
